She put our interest first, no matter which direction we would steer, she stayed with us, was incredibly professional and informative, and we felt safe the whole time. It was never even a multiple hour delay and her responses at any point! Very professional and happy to call her friend now. We pursued some potential properties that weren’t quite right before, but we were pursuing them as a family and finding ourselves ways to justify them when they weren’t 100%, but Kristy insisted we went through everything with a very fine tooth comb, walk through it every single step, never putting closing or commission first, absolutely the most personable, in-depth, and secure experience we could’ve asked for. She saved us from a from quite a few bad business decisions, and then walked us through a very successful closing on a wonderful property, not giving up at any point! I started with nothing more than the want-to; Kristy guided me through every single step of the process and explained things patiently to me (like I was 5-years-old when necessary) that no other realtor was willing to explain to me—agents are are super helpful when you want to buy a house, but most agents are very reluctant to "waste" their time on someone who wants to buy land. Which is strange because buying land is much more complicated than a house. What is a perc test? How to find parcel boundaries? What does "Pending Bring Backup" mean? How do I find the APN#? I discovered very quickly that Land Listings are often cryptic, with lots missing information and quite often non-factual information. Kristy set me up with my own custom portal cued to my parameters, and then would read my comments to learn about what I liked and disliked about the new listings, and help me discover the information I needed to locate and compare land offerings. Kristy communicated nimbly and rapidly in whatever medium worked best for me at the time; chat, text, email, phone and comments via my portal. She always responded to my questions with lightning speed, and let me know when it was going to take a while to get an answer. When we started getting close, Kristy proved herself to be flexible and savvy with contract negotiations. She made it so easy and comfortable for me. She wrote up perfect contingencies in an offer that allowed me to back out of a deal without losing any money when the owners claims turned out to be not accurate. She also has a terrific rolodex filled with useful, cost-efficient and friendly contractors to help with estimates and projects when it's time to figure out what's really on that land before you buy; contractors that I will be very excited to work with going forward. I would highly recommend Kristy Painter for any aspect of a real estate transaction, be it buyer, seller, contract writing, advice and consultation, or to look over your existing agent's work for a second opinion.
